Who lives in Davie: NSU students, suburban families, and a strong Latin community
The population is diverse, with a strong share of residents of Latin American, Caribbean, and Jewish heritage. University students raise the proportion of young adults, and older neighborhoods are home to established families.
Davie has the demographic profile typical of Broward: a gradually declining non-Hispanic white majority, a growing Hispanic community driven by Colombians, Venezuelans, Cubans, and Argentines, and a significant Caribbean presence, particularly Haitians and Jamaicans. The city lacks the concentrated African American population found in other parts of Broward, but diversity is evident throughout.
Nova Southeastern University places thousands of undergraduate, graduate, and health-profession students on the map, contributing a substantial cohort of adults between 20 and 35. Outside the university bubble, the population is largely families with children, small business owners, and professionals working in hospitals, offices in Fort Lauderdale, and the Sunrise area.
English predominates, but Spanish is ubiquitous in shops, schools, and services. Haitian Creole appears in some areas, and there are smaller communities speaking Portuguese, Hebrew, and Yiddish in established Jewish neighborhoods along Stirling Road.
