Cost of living in University Heights: new homes at prices lower than Calgary or Edmonton

Modern homes in new neighborhoods priced below the Calgary and Edmonton averages. Rent and food follow Saskatoon's general cost level.

The sector contains some of Saskatoon's newest neighborhoods, so purchase prices tend to be mid-to-high for the city but low by Canadian standards. University Heights holds a rare advantage in Saskatoon: Innovation Place sits within the sector, adjacent to the U of S. It is a technology park housing more than 150 companies in agtech, biotech, uranium mining, and information technology, representing thousands of jobs. Companies such as Vendasta, 7shifts, and Skyfire Energy maintain operations in the park.

The University of Saskatchewan, with around 26,000 students and 5,000 employees, is one of the largest local employers. The Royal University Hospital (RUH), Saskatchewan Health Authority, and Jim Pattison Children's Hospital are all neighboring institutions. These three blocks together, the university, the hospital, and Innovation Place, form the largest concentration of skilled employment in the sector.

Education in University Heights: a school in every neighborhood and the U of S at the doorstep

Each neighborhood has an elementary school, and the sector has public high schools. The University of Saskatchewan, one of the country's best, is located within the sector.

Resident children are entitled to free public schooling through Saskatoon Public Schools and Greater Saskatoon Catholic Schools. Each neighborhood has at least one elementary school. High schools within the sector include Centennial Collegiate, Bishop James Mahoney, and Marion M. Graham Collegiate. Schools in Willowgrove, Evergreen, and Aspen Ridge are generally well regarded. French Immersion programs are available.

The University of Saskatchewan (U of S) is located within the sector, at its western end, and is one of Canada's 15 U15 research universities. It has particular strength in agriculture, veterinary medicine, medicine, engineering, and physics, and is home to the Canadian Light Source, the country's only synchrotron. University Heights is considered one of Saskatoon's safest sectors. Willowgrove, Evergreen, Aspen Ridge, Arbor Creek, and Erindale all have crime rates below the city average. Walking at night on residential streets is generally calm, particularly in the newer neighborhoods with young families. The Saskatoon Police Service maintains a regular presence.

The most frequently reported crimes are vehicle theft (particularly pickup trucks), break-ins to parked cars, and bicycle theft. Pickup trucks are frequent targets throughout Saskatoon, so a locked garage is a basic precaution. Transportation in University Heights: car-dependent, with express buses to the U of S

A sector designed around car use, with easy access to Circle Drive. Express bus routes connect neighborhoods to the U of S campus and Downtown.

University Heights is a car-oriented sector, with wide streets, cul-de-sacs, and long distances between neighborhoods. Circle Drive (the ring road) cuts through the northern part of the sector, providing quick access to Downtown, Confederation, and the airport. Traffic is light outside peak hours, particularly between 8 and 9 a.m. and between 5 and 6 p.m., when many commuters head to the university or hospital.

Saskatoon Transit serves the sector with several routes, including express lines between Willowgrove and the U of S campus and between Aspen Ridge and Downtown. A monthly pass costs around CAD 90. What the climate is like living in University Heights

A neighborhood in east Saskatoon with a pronounced continental climate. Short, sunny summers and long winters with persistent snow and temperatures that frequently drop below negative twenty degrees Celsius.

Summer in University Heights is brief, generally spanning June through August, with comfortable highs in the 24 to 27 degree Celsius range and cool nights. Days are long at this latitude, with open skies and low humidity, making the season ideal for parks and backyard gatherings.

Winter is the dominant season. From November through March, lows easily reach negative 20 or 30 degrees Celsius, and snow cover is nearly continuous. Residents need a parka, insulated boots, heavy gloves, and a car equipped with winter tires and an engine block heater.

Rainfall is moderate and concentrated in summer. Annual snowfall totals around one meter. Homes are well insulated and gas heating runs constantly through winter, keeping interiors comfortable despite the extreme cold outside.

Culture in University Heights: parks, university events, and multicultural dining

Cultural life takes place in neighborhood parks, on the U of S campus, and in ethnic restaurants scattered throughout the sector. For a denser cultural scene, residents head to Broadway and Downtown.

University Heights does not have its own cultural scene comparable to Broadway, but life unfolds in neighborhood parks such as Saskatoon Forestry Farm Park and Zoo (at the northern tip of the sector, with a small zoo and botanical garden), Silverspring Park, Forest Grove Park, and sections of the Meewasin Trail that run through the western edge of the sector near the river.

The presence of the University of Saskatchewan is significant. Campus events, Huskies varsity games (football, hockey, basketball), plays at Greystone Theatre, and public lectures are frequent options for residents. The Diefenbaker Canada Centre, on campus, is a small museum dedicated to the former prime minister born in Saskatchewan.

The dining scene reflects recent immigration. Filipino, Indian, Vietnamese, and Korean restaurants are found throughout the sector, especially at The Centre Mall and Preston Crossing. Grocery stores such as Lucky 97 Oriental Foods, to the north, carry Asian products. For a denser cultural experience, residents travel to Broadway, Downtown, or the Remai Modern Art Gallery.

Things to do in University Heights, Saskatoon, and surroundings

University Heights is a residential and university sector in northeast Saskatoon. Cultural life revolves around the University of Saskatchewan campus and quick access to the city center.

The name University Heights covers a sequence of northeast Saskatoon neighborhoods, made up of Erindale, Silverspring, Forest Grove, and Arbor Creek. A short drive away is the main University of Saskatchewan campus, home to the Diefenbaker Canada Centre, a museum dedicated to former Prime Minister John Diefenbaker, and the Gordon Snelgrove Gallery, which exhibits contemporary art. Saskatchewan Place, now SaskTel Centre, hosts international shows and Saskatoon Blades WHL hockey games.

Centre Mall and The Centre at Circle and 8th cover most shopping needs, but the main attraction for families is the Saskatchewan Science Centre, across the river, with interactive exhibits and the city's IMAX theater. Wanuskewin Heritage Park, 15 minutes by car, has been a UNESCO World Heritage Site since 2023 and preserves 6,000 years of Plains First Nations history, with trails through the Opimihaw Creek valley and bison on restored pasture.

Leaving the neighborhood, Broadway Avenue in Nutana is the city's most eclectic district, with independent cafes, bookshops, and the Broadway Theatre. Saskatoon Forestry Farm Park and Zoo, near Forest Grove, combines botanical gardens with a small zoo. In winter, PotashCorp Wintershines brings ice sculptures to the downtown core, and in summer the SaskTel Saskatchewan Jazz Festival fills parks across the city.
