A young city shaped by Mormon students and families

Predominantly white and Mormon, with a very low median age driven by BYU. Hispanic, Latin American, and Pacific Islander communities are growing, partly through Church missions.

Provo has one of the lowest median ages in the United States, around 24 years, driven by BYU's student population. The large majority is non-Hispanic white and members of the Mormon Church. The demographic profile differs considerably from Salt Lake City in terms of diversity.

The Hispanic community exceeds 17%, with strong Mexican and Central American representation. The Pacific Islander community (Tongan, Samoan, Fijian) is proportionally significant, in part because BYU enrolls many students from those nations through the LDS Church.

The Brazilian community maintains one of the most established presences in Utah. BYU has Portuguese-speaking wards and hundreds of Brazilian families are connected to the university or local businesses. Brazilian restaurants can be found in Provo and Orem.

Housing pressure, but overall costs below central SLC

Rents pushed higher by student demand and tech growth. Overall cost of living remains below the national average, with affordable groceries and gas.

Provo experienced significant appreciation alongside the growth of Silicon Slopes. Two-bedroom apartment rents increased considerably, especially in areas near BYU. Homes in the downtown core and in neighborhoods with sought-after schools appreciated well above inflation.

The market carries a large supply of student housing, with BYU Approved Housing operating as a distinct category. Families and professionals will find new developments in the Riverwoods area, the revitalized downtown, and the east side of the city.

Groceries at stores such as Smith's, Macey's, and Costco remain reasonably priced. Dining out is affordable. Sales tax runs around 7.25%. The overall equation favors those earning strong tech salaries who can distribute costs across a household.

Family homes in the east, student housing near BYU, new condos downtown

Family neighborhoods in the east and north with homes from the 1960s through 2000s. The south concentrates student housing. Downtown received new mixed-use buildings.

Eastern Provo, rising toward the mountains, holds the most sought-after neighborhoods: Edgemont, Indian Hills, and parts of Cherry Hill, with large homes, valley views, and proximity to campus. These areas have long been popular with faculty and established families.

The north (Grandview and North Park) features older, charming homes with good school access. The south and southwest concentrate student housing, with dedicated complexes and Mormon housing rules (men and women in separate facilities, dress code required).

Downtown was revitalized with mixed-use buildings near Center Street, including lofts, shops, and restaurants. Professional immigrants tend to choose eastern Provo or Orem for raising families, and downtown for urban convenience.

Education, technology, and healthcare as the main pillars

BYU is a major employer. The technology cluster is growing with Qualtrics, Vivint, and startups. Utah Valley Hospital anchors regional healthcare.

Brigham Young University is the city's largest employer, with faculty, research, administration, and campus operations. The university operates on LDS Church-owned land and maintains a hiring policy aligned with its religious mission, but offers many administrative and technical positions.

Qualtrics, founded by BYU alumni, maintains a significant operation in the city (it was acquired by SAP). Vivint, Pluralsight, Ancestry, Adobe (in neighboring Lehi), Domo, and numerous startups make up the southern end of Silicon Slopes. Engineering and product roles are particularly strong.

Utah Valley Hospital, part of the Intermountain network, is the principal regional hospital. For immigrants in tech, H-1B and TN visas have appeared frequently at companies such as Qualtrics, Domo, and Ancestry. Working proficiency in English is a typical requirement.

BYU is the academic anchor: undergraduate and graduate programs across nearly every discipline, with strong offerings in business (Marriott School), engineering, law (J. Reuben Clark Law School), and family sciences. Students follow a strict Honor Code. Non-Mormon students are admitted but held to the same rules.

Provo School District operates the public schools. Provo High and Timpview High are the two main secondary schools. Spanish, Chinese, and French immersion programs are popular. Charter options include Freedom Academy, and several private schools are available.

UVU (Utah Valley University) in Orem is Utah's largest public university by enrollment, with a more open profile, technical programs, and ESL offerings. It is a popular option for immigrants seeking a more flexible or bilingual pathway.

One of the safest large cities in the United States

Extremely low violent crime. Provo consistently appears in rankings of the safest cities in the United States. Property crime exists but is moderate.

Provo consistently ranks among the safest large cities in the United States. Violent crime is rare, with rates that rival small towns. The Mormon culture, university presence, and strong family networks contribute to the overall environment.

Property crime exists, primarily bike theft around BYU, break-ins at student apartments where doors are left unlocked, and minor theft in parking lots. Serious violence is uncommon in any neighborhood.

For immigrants, the sense of safety is frequently cited as one of the highlights of moving to Provo, particularly for those coming from cities with higher crime rates. Families report a relaxed atmosphere and the ability to let children walk to school independently.

What the Climate Is Like Living in Provo

Provo has a cold semi-arid climate at the foot of the Wasatch Mountains, on the shore of Utah Lake. Summers are hot and dry, winters are cold with snow, and all four seasons are well defined.

Summer is hot, with highs near 90°F in July and low humidity. The dry mountain air makes the heat more bearable. Air conditioning is comfortable to have at home between June and August.

Winter is cold and scenic. In January, highs hover around 37°F and lows near 16°F. The city receives about 51 inches of snow per year, and the Sundance ski resorts receive considerably more. A heavy coat, boots, hat, and central heating are essential.

Spring and fall are short but beautiful, with views of Utah Lake and the snow-capped Wasatch Range. Total rainfall averages around 19 inches per year. The elevation of 4,600 feet keeps the sky a deep blue on most days.

Central Mormon culture and a university-driven cultural scene

A BYU city with strong religious tradition, university events, Cougars sports, cultural festivals, and a growing dining scene in the revitalized downtown.

Provo's culture revolves significantly around BYU: Cougars Football games at LaVell Edwards Stadium, men's and women's basketball, theater productions, the university symphony, and the Honor Code (no alcohol, no coffee, modest dress required). The experience is distinctive for those who have never lived within it.

The revitalized downtown features Provo Town Square, and Sundance Resort, founded by Robert Redford, sits about 30 minutes away. Festivals such as the Freedom Festival bring the city together on the Fourth of July. The food scene blends Mormon-friendly chains (Café Rio, Costa Vida, Café Zupas) with a growing number of ethnic restaurants.

The Quail Crossing hosts independent film screenings. The Sundance Film Festival takes place in Park City and Salt Lake City each January. Musical offerings include the BYU Symphony, BYU Singers, and a small indie scene. Significant alcohol-based nightlife is absent, consistent with Mormon cultural norms.

BYU, Sundance Resort, Utah Lake, and Wasatch trails

BYU campus with museums, Sundance Mountain Resort 30 minutes away, Utah Lake State Park, Bridal Veil Falls, and easy access to skiing and canyons.

The BYU campus is worth a visit on its own: the Museum of Art holds a strong collection with free admission, the Bean Life Science Museum covers taxonomy, and the Museum of Peoples and Cultures focuses on anthropology. LaVell Edwards Stadium hosts Cougars games with 60,000 fans.

Sundance Mountain Resort, associated with Robert Redford's family, sits about 30 minutes up Provo Canyon. It offers skiing in winter, hiking in summer, and serves as the home base of the film festival organization (the festival itself takes place in Park City and Salt Lake City).

Bridal Veil Falls in Provo Canyon is a landmark, with a cascade dropping approximately 617 feet. Utah Lake State Park provides access to the largest freshwater lake in the western United States. Mount Timpanogos offers challenging trails with spectacular views.
