Accessible Rents and an Active Buying Market

Medford offers a variety of housing, from historic homes downtown to new subdivisions to the east and south. The market remains active but calmer than Bend.

East Medford is the most desirable area, with spacious family homes, better schools, and proximity to the Rogue Valley Country Club. West Medford has more affordable options and is undergoing gradual revitalization. Central Medford preserves historic Craftsman and Tudor homes.

New subdivisions are growing to the south (near Phoenix and Talent, small adjacent cities) and to the east. The rental market is dominated by houses and duplexes, with fewer apartment buildings than in larger cities. Mobile home parks are also available as an affordable option.

The rental process is less competitive than in Portland. Credit history, proof of income, and references are standard requirements. Without a U.S. credit history, a co-signer or advance payment is typically required.

Mid-size City with Safe Residential Areas and Some Sensitive Downtown Zones

Medford has crime rates close to the average for mid-size American cities. Residential neighborhoods are quiet, but some downtown areas see more incidents.

Residential neighborhoods such as East Medford, Cedar Links, and Hillcrest are considered safe and family-friendly. The main concerns are vehicle theft and occasional break-ins, in line with national trends.

The downtown area has a visible presence of unhoused individuals and some drug-related issues. West Medford, while having decent family neighborhoods, includes areas with higher property crime rates.

What the Climate Is Like Living in Medford

Continental Mediterranean climate in southern Oregon, with hot, dry summers near 33°C, and mild, rainy winters with occasional frost.

Summer in Medford is hotter than the rest of Oregon. From June to September, highs range between 30 and 34 degrees Celsius, with low humidity. Intense sun and dry air make central air conditioning a necessity, and regional wildfires sometimes bring smoke in August and September.

Winter is mild but can bring frost and occasional snow. Between December and February, highs stay between 7 and 10 degrees Celsius, with lows dropping to 0 to 3 degrees above zero. Annual rainfall averages around 500 to 700 mm, far less than western Oregon. Gas heating is standard.

Spring and fall are distinct seasons, with blooms in April and colorful vineyards in October. The dry summer is generally easy to adjust to, though wildfire smoke in September warrants caution. An N95 mask and a home air purifier are useful during peak smoke periods.
