Who Lives in Islip

Suburban mosaic. Brentwood and Central Islip are predominantly Latino and Haitian. Sayville, Bay Shore, and West Islip are more white and middle-class.

The Town of Islip has a diverse demographic profile. Non-Hispanic whites make up roughly 60%, Hispanics 25%, Black residents 9%, and Asians 5%. These averages mask very different realities across hamlets. Brentwood is predominantly Hispanic (over 70%), with a strong Salvadoran presence. Central Islip is mixed, with Latino and African American communities. North Bay Shore has a significant Haitian and Jamaican population.

Sayville, West Islip, East Islip, Islip Village, and Bayport tend to be whiter and more middle-class, with strong Irish and Italian heritage. Ronkonkoma, Holbrook, and Holtsville have a more mixed residential profile. The Salvadoran community in Brentwood is one of the largest outside El Salvador, built over decades of Central American immigration to Long Island.

Languages spoken: English, Spanish, Haitian Creole, French, Italian (older generations), Polish, Mandarin. Religions: Christianity (Catholic, predominant), Protestant, Pentecostal (strong in Latino and Haitian communities), Judaism in Bay Shore and Brightwaters, and a growing Muslim presence.

Cost of Living in Islip

More affordable than Nassau and NYC. High property taxes and car costs are the main expenses. Food at ethnic markets is accessible.

Buying or renting in Islip is significantly more affordable than in Nassau County or central New York City. In hamlets such as Central Islip, Brentwood, Holbrook, Holtsville, and North Bay Shore, three-bedroom homes can be found at prices well below those on the North Shore. Sayville, East Islip, West Islip, and Islip Village command higher prices, but remain reasonable.

Property taxes in Suffolk County are high, frequently exceeding $8,000 per year on modest homes, though lower than in Nassau. Car costs add up: fuel, maintenance, insurance (expensive in New York), and LIRR parking. Latino markets in Brentwood and Central Islip, Salvadoran and Mexican bakeries, and Haitian grocery stores in Bay Shore offer ingredients at low prices.

For those commuting to Manhattan via LIRR, a monthly pass runs between $350 and $400 from Ronkonkoma or Bay Shore (1h15 to 1h30 to Penn Station). Those working locally in healthcare, retail, or services save on that commute and enjoy a reasonable quality of life at a much lower cost than NYC.

Safety in Islip

Most of the township is safe. Brentwood and Central Islip have above-average rates for Suffolk; coastal and South Shore areas are calm.

Most of the Town of Islip is considered safe. Sayville, Bayport, Brightwaters, West Islip, Islip Village, East Islip, Bohemia, Holbrook, and Holtsville rank among the safest hamlets in Suffolk County. Violent crime is rare, though residential burglaries and catalytic converter theft occur.

Brentwood and Central Islip have crime rates above the Suffolk County average, with a historic gang presence, including MS-13, that drew significant media attention. Authorities, particularly the Suffolk County Police Department, have intensified operations over the past few decades and numbers have improved. Even so, researching a specific block before renting is worthwhile. North Bay Shore shows similar variability.

Isolated LIRR station parking lots warrant attention late at night. Catalytic converter theft is a frequent complaint throughout the region.
