Nutana Sector Population: middle class, students, and recent immigrants

A mix of established families in older neighborhoods, young professionals along Broadway, and immigrants in newer suburbs like Stonebridge.

The sector brings together residents with very different profiles. In original Nutana, Varsity View, and Grosvenor Park, established families with decades of roots predominate, including Ukrainian, German, and British backgrounds, alongside professors and University of Saskatchewan staff. In Stonebridge, Briarwood, and Lakewood, the majority are young families, many of them recent immigrants who purchased their first home.

Recent immigration is driven mainly by the Philippines, India, Pakistan, China, and Nigeria, largely through the Saskatchewan Immigrant Nominee Program. Stonebridge has a notable concentration of Filipino and Indian immigrants. Sikh gurdwaras, mosques, and Hindu temples serve nearby communities. The Brazilian community is small but present, connected to the university and the local job market.

English is the dominant language. Tagalog, Punjabi, Mandarin, and Arabic are spoken in immigrant households. International students and Canadians from other provinces pass through during their university years, so the average age tends to be lower in Varsity View and Grosvenor Park, which sit close to the U of S campus.

Cost of Living in Nutana Sector: affordable within Saskatoon, though above the city average

Some of Saskatoon's most sought-after neighborhoods, with rents and home prices slightly above the city average. Still far more affordable than Toronto, Vancouver, or Calgary.

The sector includes some of Saskatoon's most sought-after neighborhoods, so prices run slightly above the city average. A one-bedroom apartment on Broadway or in Varsity View typically rents for CAD 1,200 to CAD 1,600 per month. In Stonebridge or Briarwood, two-bedroom semi-detached homes range from CAD 1,500 to CAD 1,800. Shared house rooms near the U of S run between CAD 700 and CAD 1,000 for students.

Buying a home in original Nutana or Grosvenor Park costs between CAD 450,000 and CAD 650,000 depending on size. In Stonebridge, a new three-bedroom home with a double garage falls between CAD 480,000 and CAD 600,000. Prices are substantially lower than equivalent properties in Toronto or Vancouver.

Grocery stores such as Save-On-Foods at Stonebridge Centre and Real Canadian Superstore serve the area. Restaurants along Broadway Avenue charge between CAD 18 and CAD 30 per meal. Saskatoon Transit monthly passes run approximately CAD 90. Provincial PST is 6% and federal GST is 5%.

Housing in Nutana Sector: from Nutana's older bungalows to Stonebridge's new homes

A varied supply: historic homes in Nutana and Varsity View, condominiums along Broadway, and planned new suburbs to the south.

In original Nutana and Varsity View, bungalows and two-story homes from the early twentieth century line tree-covered streets near the river. These character homes feature preserved architecture and finished basements, updated over the years. Grosvenor Park and Adelaide-Churchill share a similar style, with generous lots and proximity to the U of S campus.

Along Broadway Avenue, low-rise condominium and apartment buildings attract young professionals and couples. The newer southern neighborhoods, Stonebridge, Briarwood, Lakewood, and Lakeridge, offer modern homes with double garages, yards, nearby schools, and commercial hubs such as Stonebridge Common and The Centre Mall.

Landlords typically require proof of income, references, and a half-month security deposit. Kijiji, RentFaster, and Facebook Marketplace are the dominant listing platforms. Mainstreet Equity, Boardwalk, and Avenue Living manage several buildings in the area. Winter limits in-person showings between December and March, so signing a lease remotely is common.

  • Varsity View (close to the U of S)
  • Grosvenor Park (residential, tree-lined)
  • Stonebridge (new suburb, families)

Job Market in Nutana Sector: university, healthcare, and local commerce

Workers are typically connected to the University of Saskatchewan, Royal University Hospital, the provincial government, and neighborhood retail.

The sector is not an industrial hub. Most residents work downtown, on the University of Saskatchewan campus (Varsity View has many researchers and staff), or at hospitals such as Royal University Hospital, which is adjacent to the campus. The newer suburbs attract professionals who commute to mining companies (Nutrien, Cameco), healthcare, and construction operations elsewhere in the city.

Local commerce along Broadway Avenue supports jobs in cafes, restaurants, bookstores, clothing shops, and creative studios. Stonebridge Common and The Centre Mall are retail hubs with Walmart, Best Buy, Home Depot, Save-On-Foods, and dozens of restaurants. Medical, dental, and veterinary clinics are also scattered throughout the sector.

Newly arrived immigrants often start in retail, hospitality, construction, and support healthcare roles, with the provincial minimum wage around CAD 15 per hour (2025). Those with technical or post-secondary qualifications typically advance quickly to better positions through the Saskatchewan Immigrant Nominee Program and professional networks.

Many professors and staff live in Varsity View, Grosvenor Park, and Adelaide-Churchill.

Saskatchewan Polytechnic maintains a campus elsewhere in the city. Private options include Saskatoon Christian School. French Immersion programs are offered at several public schools in the sector. International students at the U of S must obtain a study permit issued by IRCC before arriving.

Provincial coverage through the Saskatchewan Health Card. Royal University Hospital and Saskatoon City Hospital serve the sector, with several walk-in clinics nearby.

Unlike some other provinces, coverage begins almost immediately for those arriving with valid status, an important advantage for newcomers through SINP.

Royal University Hospital (RUH) is located just north of the sector on the U of S campus and is one of the main hospitals serving northern Saskatchewan. Saskatoon City Hospital, downtown, and St. Paul's Hospital, on the west side, complete the emergency network. Safety in Nutana Sector: one of Saskatoon's quieter sides

The sector is considered safe for the most part. The most common incidents are bicycle theft and vehicle break-ins on unlit streets.

Nutana Sector is considered one of the safer sides of Saskatoon. Neighborhoods such as Nutana, Varsity View, Grosvenor Park, Adelaide-Churchill, Briarwood, Stonebridge, and Lakewood have low crime rates by the city's standards. Walking at night along Broadway or through residential streets is generally calm. Saskatoon Police Service maintains a regular presence in the area.

The most commonly reported incidents in daily life are bicycle theft, break-ins to vehicles parked on the street, and minor property theft. Pickup trucks are frequent targets throughout Saskatoon, so a locked garage is a basic recommendation. Winter brings slips on icy sidewalks and frequent traffic accidents.

The sector stands in contrast to Pleasant Hill or Riversdale, on the other side of the river, where crime statistics are higher. Families with children and young families favor Nutana Sector precisely for the combination of calm streets, good schools, and proximity to the city center. A U-lock for bicycles, a locked garage, and care with windows in winter address most of the common risks.

What the climate is like living in the Nutana Sector

Nutana is the central sector of Saskatoon, beside the South Saskatchewan River, sharing the same dry continental climate: warm, sunny summers and long winters with extreme prairie winds.

Summer in Nutana is warm, sunny, and lively. From June through August highs range between 24 and 28 degrees Celsius, with low humidity and open skies. The neighborhood sits beside the river and Broadway Avenue, the city's main cultural and dining corridor. The Meewasin trails along the river are popular during this season. Air conditioning is useful in July.

Winter is long and dry. From December through February highs range between -10 and -3 degrees Celsius, with lows reaching -30 or colder. Total annual snowfall is around 100 cm, but prairie winds push the wind chill as low as -45 degrees Celsius. Streets are cleared quickly after snowfall and public transit continues to operate.

Homes in Nutana mix historic Victorians with newer buildings along Broadway. Natural gas heating with triple-pane windows is standard. Heavy-duty winter clothing including a thermal parka, gloves, hat, and insulated boots is essential. The neighborhood is walkable, centrally located, and offers the best combination of urban living and river access in Saskatoon.

Culture in Nutana Sector: Broadway, the Meewasin Trail, and prairie life

Cultural life centers on Broadway Avenue, the Meewasin Trail along the river, and events at the nearby university.

Broadway Avenue, in Nutana, is Saskatoon's most charming street. It features cafes (City Perks, Museo), the Broadway Theatre (an independent cinema and live-music venue), bookstores, thrift shops, restaurants, and the Broadway Roastery. In summer, the Saskatoon Fringe Festival takes over the street with independent theatre performances. Outdoor life unfolds along the Meewasin Valley Trail, which follows the river on both sides.

Diefenbaker Park, at the southern edge of the sector, offers a tobogganing hill in winter, picnic grounds in summer, and occasional festivals. The dining scene is diverse: Vietnamese, Indian, Filipino, Italian, sushi, and poutine all have a presence along Broadway and in the southern shopping centres. Craft breweries such as 9 Mile Legacy and Prairie Sun are just minutes away.

Nearby, Wanuskewin Heritage Park (just north of Saskatoon) and the Remai Modern art gallery (downtown) round out the cultural offerings. The University of Saskatchewan brings academic festivals, student theatre productions, public lectures, and Huskies university athletics.

What to do in the Nutana Sector, Saskatoon's historic east side

Nutana is the east sector of Saskatoon, along the South Saskatchewan River, with Broadway Avenue as its cultural backbone and Stonebridge as its modern expansion. Urban living with a neighborhood feel.

The Broadway District defines the area most prominently: streets lined with independent cafés, bookstores such as McNally Robinson Booksellers, restaurants, the Broadway Theatre (art cinema and music venue), and the historic Roxy Theatre. On Saturdays the best-known Saskatoon Farmers' Market (the Riversdale location) sits across the river, but the Nutana side hosts neighborhood markets and festivals including the Broadway Street Fair.

The natural and cultural draw is the Meewasin Valley Trail, a system of urban paths following the river past Diefenbaker Park, the Bessborough Hotel (viewed from the east bank), and Cosmopolitan Park. Wanuskewin Heritage Park, north of the city, is an official UNESCO World Heritage candidate for its Northern Plains archaeological site dating back more than 6,000 years.

For everyday needs, Stonebridge and Brighton, newer sub-neighborhoods within Nutana, offer shopping centers, cinemas, and gyms, while the Lakewood Civic Centre houses a pool and library. The University of Saskatchewan sits across the river but is easily reached by bicycle via the University Bridge, weaving campus life into the neighborhood's daily rhythm.
