Who Lives in Hillsboro

One of Oregon's most diverse cities, with a strong Hispanic, Indian, Chinese, and Korean presence. Migration linked to Intel has transformed the demographics over recent decades.

About 55% of residents identify as non-Hispanic white. The Hispanic population is the second largest, around 25%, with a strong Mexican presence rooted in agriculture and now spread across all sectors.

The Asian community has grown enormously with Intel. Indians, Chinese, Koreans, and Taiwanese form established groups. There are Hindu temples, Asian markets, authentic regional restaurants, and weekend schools maintaining languages and traditions.

The Brazilian community in Hillsboro is one of the most notable in Oregon, even if small. Many came through Intel, Nike (in neighboring Beaverton), or other tech companies. Churches and social groups connect families dispersed across the metropolitan area.

Expensive by Oregon Standards, in Line with Tech Cities

Hillsboro is one of the most expensive cities in the state, primarily in housing. Intel salaries help, but competition for homes near work is intense.

Rent is the biggest expense. New apartments near MAX stations and Orenco Station command premium prices, comparable to Portland neighborhoods. Homes in planned developments sell for significant amounts, though generally less than in Beaverton.

The absence of a state sales tax helps. Markets such as Fred Meyer, Safeway, Costco, and Asian supermarkets like Uwajimaya, H Mart, and Indian markets like Apna Bazaar cover everyday needs.

Oregon income tax is high, around 9%. For Intel engineers earning strong salaries, the tax bracket is high but manageable. A car is practically required for flexibility outside MAX operating hours.

Modern Planned Developments and Established Neighborhoods

The market is dominated by planned developments such as Orenco Station and new projects near Intel. High-end homes and new condominiums reflect the technology economy.

Orenco Station is the best-known neighborhood, featuring walkable urban design, narrow streets, and a mix of residential and commercial uses. South Hillsboro has new developments of modern single-family homes. Tanasbourne blends houses, condominiums, and retail.

The historic downtown has traditional homes and is undergoing revitalization. For more affordable options, neighborhoods like Aloha (an adjacent unincorporated area) and older parts of the city offer good-sized homes at reasonable prices.

For rentals, the market is competitive. Newly arrived engineers often secure housing through relocation companies connected to Intel. Without a credit history, a co-signer or advance payment is typically required.
